At the helm of Sutherland Projects is Julian Sutherland—a seasoned expert whose lifelong passion for property has been shaped by discipline, vision, and decades of success.

Julian was born in Wellington, New Zealand, and showed ambition and independence from a young age—joining the Air Force at just 15. This early experience instilled in him a strong work ethic, attention to detail, and the confidence to pursue bold goals. After his service, Julian set his sights on the Gold Coast, a place he saw not only for its lifestyle appeal but for its incredible potential in real estate.

In 1989, Julian launched his career with Ray White and rapidly rose to prominence, becoming the top salesperson in the apartment resales division. His talent for sales and natural understanding of the property market saw him appointed as the onsite sales representative at a string of prestigious developments, including Waratah, Ocean Sands, Oscar on Main, and Xanadu.

In 2005, Julian took the reins on the launch of Soul—a project that would redefine benchmarks in the Gold Coast market. His strategy and leadership led to a record-breaking sales performance, including the iconic Soul Penthouse, which sold for $16.85 million. To this day, Soul holds the title for the highest price per square metre ever achieved in Gold Coast real estate history.

Julian returned to Ray White in 2007 as a partner in Ray White New Projects, where he played a pivotal role in establishing the business as a market leader. In 2019, he co-founded the Sutherland Group and later, in December 2024, launched Sutherland Projects as a stand-alone brand under his sole direction.

Today, Sutherland Projects is a reflection of Julian’s values: integrity, innovation, and results. With over $1.8 billion in property sales to his name, Julian continues to lead the industry, specialising in project marketing across South East Queensland.
